We proudly serve the Central Florida region, with a primary focus on East Orlando and the surrounding communities. Our in-depth knowledge of the local market, including neighborhood dynamics, rental trends, and regulatory requirements, allows us to provide tailored property management solutions that meet the specific needs of both property owners and tenants in this area. By concentrating our efforts within this geographic region, we are able to respond quickly, maintain strong relationships with local vendors, and deliver efficient, high-quality service across all aspects of property management. 


 The Broker possesses experience in managing both commercial and residential properties; however, our current focus is on expanding the residential portfolio, specifically including single-family homes, townhomes, and condominium buildings. 


 We provide comprehensive property management services, encompassing marketing and leasing, thorough tenant screening, rent collection, maintenance coordination, detailed financial reporting, legal and regulatory compliance, and a range of additional support tailored to meet the needs of property owners. We also offer a Limited/Lease Only Service.


We serve as the main point of contact for tenants, handling all communication, maintenance requests, lease enforcement, and emergencies on your behalf. 


 Leasing & Tenant Placement 

We employ a comprehensive multi-channel marketing strategy to attract qualified tenants efficiently. This includes online listing platforms, professional photography, signage, social media, referral networks, and community partnerships. With over 20 years of experience serving the local area, we leverage strong community relationships and local market knowledge to maximize exposure and drive results. 


All applicants undergo a rigorous screening process including credit checks, background checks, income verification, and rental history analysis to ensure quality tenants. 


 Leasing time varies depending on market conditions, rental pricing, and the condition of the property. Our goal is to minimize vacancy periods and secure qualified tenants as quickly as possible to ensure consistent rental income. 


 We can discuss your level of involvement, but in most cases, we handle tenant selection based on objective criteria to ensure fair housing compliance and minimize liability. 


 Financials & Fees 

 Our management fees are competitively structured. We charge a lease-up fee equivalent to half of one month’s rent upon successful placement of a tenant, in addition to 10% of the monthly rent collected. A separate fee of $55 applies for the use of our attorney-drafted lease agreement, ensuring compliance with applicable legal standards. 


 Owner distributions, including direct deposits, are processed on the 15th of each month. Financial statements are available at any time through the secure owner portal for your convenience. 


 Yes, owners receive monthly and annual financial reports, including income and expense statements, maintenance logs, and year-end tax documents. 


 

 There are no upfront costs for property setup or marketing. Management fees are only charged once the property is successfully rented. All fees will be clearly outlined and discussed during the onboarding process to ensure full transparency. 


 Maintenance & Vendors 

 We coordinate all maintenance through licensed and insured vendors, ensuring timely repairs that preserve the integrity of the property. Owners are promptly notified if repair costs exceed the pre-approved threshold. 


Property owners may request the use of their preferred vendors for maintenance and repair services, provided that these vendors meet our established insurance and licensing requirements. While we accommodate such requests to the extent possible, we strongly recommend utilizing the services of our trusted and vetted vendor network. Our existing vendors have been carefully selected based on their reliability, quality of work, and adherence to industry standards, which helps ensure consistent and efficient service delivery. Employing our preferred vendors allows us to better coordinate maintenance efforts, manage costs effectively, and uphold the overall integrity of the property. 


We conduct comprehensive move-in and move-out inspections in addition to periodic property inspections throughout the tenancy. These inspections are designed to ensure that the property is being properly maintained by tenants and to identify any necessary maintenance or repairs in a timely manner. This proactive approach helps to preserve the condition and value of the property while ensuring compliance with lease terms and safeguarding the interests of the property owner. 


 Legal & Compliance 

In the unlikely event that an eviction becomes necessary, we manage the entire process in strict accordance with all applicable local and state laws. This includes serving the appropriate legal notices, filing the required court documentation, and coordinating with legal counsel when necessary. We work closely with a dedicated law office that specializes in landlord-tenant law and offers volume-based pricing, allowing for efficient handling of eviction proceedings. Our goal is to minimize disruption and legal exposure for property owners while ensuring full compliance and a professional resolution to the situation. 


We remain continuously informed and up to date with all relevant housing laws, safety regulations, and landlord-tenant requirements at the local, state, and federal levels. This proactive approach allows us to ensure that your property remains fully compliant with evolving legal standards, minimizing the risk of regulatory violations and potential liability. By adhering to these legal and regulatory obligations, we help safeguard your investment, protect your rights as a property owner, and promote a safe and legally sound living environment for tenants. 


We are fully licensed to practice real estate in the state of Florida, with all property management activities conducted under the supervision of a licensed real estate broker. Our managing broker holds a Bachelor's degree in real estate from the University of Central Florida, offering a strong academic background in property law, finance, investment analysis, and real estate operations.

 Onboarding & Getting Started 

 Our onboarding process begins with a thorough evaluation of your property to assess its condition, marketability, and potential rental value. During this initial phase, we take the time to understand your specific goals and expectations as a property owner, whether they involve maximizing rental income, minimizing vacancy, maintaining long-term asset value, or a combination of these objectives.


We then review the management agreement in detail, ensuring that you are fully informed and comfortable with the scope of services we provide, our fee structure, and the terms of our partnership. Once the agreement is in place, we move forward with preparing your property for marketing and leasing. This includes recommending any necessary repairs or improvements, arranging for professional photography, creating compelling listings, and leveraging our multi-channel marketing strategy to attract qualified tenants quickly and efficiently.


Throughout this process, our focus is on setting your property up for long-term success while delivering a seamless and professional experience from the very beginning.


Yes, our standard property management agreement typically covers an initial term of one year and remains in effect for the duration of any tenancy initiated under our management. This ensures continuity of service and oversight for as long as the tenant we placed occupies the property. 


Our property management agreements are designed to establish a long-term partnership built on trust and mutual commitment. While we strive to provide the highest level of service and satisfaction, please be aware that the management agreement typically remains in effect for the duration of the tenant’s lease term. This ensures consistent management and oversight throughout the tenancy, protecting both your investment and the tenant’s rights. Termination of the agreement prior to the lease expiration may be subject to specific terms outlined in the contract.
